With their existing washroom facilities becoming dated and showing clear signs of wear and tear, PEI-Genesis — a global leader in the distribution of electronic components — approached Foursquare Workspace for a complete refurbishment of the washrooms at their European Distribution Centre in Southampton. The client’s goal was not only to update the facilities but to transform them into a space that would reflect their modern, high-quality brand and leave a lasting impression on visitors and employees alike.
Plan
The timing of the project was particularly important. PEI-Genesis was due to host an international conference with over 100 attendees from across the globe, and they wanted their new washroom facilities to become a standout feature of the event. The vision was clear — create a modern, elegant design using a combination of high-quality materials, premium finishes, and contemporary detailing to achieve a refined, professional aesthetic.
From the beginning, our design team worked closely with the client to ensure every element of the refurbishment reflected their brand identity and attention to detail. Through a series of consultations and on-site assessments, we gathered insights into their expectations regarding style, functionality, and durability. The result was a design brief that balanced luxury and practicality, with a focus on timeless materials that would maintain their appeal for years to come.
To visualise the proposed outcome, Foursquare Workspace developed concept designs and detailed floorplans showcasing the materials, colours, and finishes being considered. These documents allowed the client to see how different textures, tones, and lighting choices would interact, ensuring confidence and clarity before work commenced. The approved design concept featured a neutral, calming palette complemented by feature woodgrain panels and soft ambient lighting — all chosen to elevate the experience for staff and visitors alike.
Works
Following a competitive tender process and several site meetings, our project team began the transformation. Every stage was carefully managed to ensure precision, quality, and minimal disruption to the client’s day-to-day operations.
As part of our comprehensive fit out solution, the first step involved the removal of existing fixtures, fittings, and flooring, preparing the space for its complete redesign. We then installed high-quality, slip-resistant porcelain floor tiles, offering both safety and elegance. These tiles provided a durable and easy-to-maintain surface suitable for a high-traffic environment.
The next key feature was the introduction of bespoke vanity tops, designed to make a strong visual statement while maintaining functionality. The vanities were finished in a refined neutral colour scheme, creating a sense of calm and cleanliness throughout the washrooms.
To complement these elements, we installed feature woodgrain high-pressure laminate panels along the walls and partitions. These panels added warmth and depth to the overall design, contrasting beautifully with the porcelain flooring. The integration of soft, ambient lighting enhanced the textures of these materials, creating a luxurious and welcoming feel.
Attention to detail was crucial — every fitting and fixture was selected for both performance and appearance. The washrooms were finished with brushed steel trims and hardware, providing a contemporary touch that paired perfectly with the dark wood finishes. This combination of textures and materials delivered a polished, modern aesthetic that felt both sophisticated and durable.
To ensure the project had no impact on the client’s busy operations, all works were completed outside of regular working hours. Our installation team coordinated carefully to meet the project timeline and maintain the highest safety standards while keeping disruption to an absolute minimum.
Result
The completed washroom refurbishment achieved everything PEI-Genesis had envisioned — a contemporary, high-end finish that aligned perfectly with the company’s professional image and brand values.
